Help estimating rehab costs

Hello, I am wondering if you guys could help me get a ballpark estimate of rehab costs on a property.
It is a 2/1 900sqft house that needs most things done.
Possibly a little foundation work (it’s on blocks)
new water heater
needs central ac/heat installed
new roof (fascia and all components included)
new flooring possibly some subfloor replacement
exterior siding work(paint some, replace some)
some drywall work where there are some small and large holes in the ceiling and walls in a couple of spots.
couple windows replaced because of broken glass
all new doors (2 exterior 3 interior)
new cabinets and counters in kitchen
new bathroom sink+vanity
This is in South Mississippi and would be using cheaper materials because it’s in a lower class neighborhood.
If anyone’s able to help I’d really appreciate it. Trying to help a lady avoid foreclosure due to tax delinquency.
Thank You!
Jared

Hey Jared,
I'll try to help, but some of these are hard to answer without more info or pictures. This is what I would budget assuming its a lower class neighborhood and having a handy man do most of the repairs.
Possibly a little foundation work (it’s on blocks) - not descriptive enough
new water heater - $700 to $900 (Labor & Material)
needs central ac/heat installed - $4 to 7k for both ac & furnace units
new roof (fascia and all components included) - assuming asphalt shingles, ~ 12 squares, probably $3 to $5k (Labor & Material)
new flooring possibly some subfloor replacement - not descriptive enough...you can get install a vinyl tile for ~$4...subfloor work may be around $45 to $60 per 4x8 sheet to replace
exterior siding work(paint some, replace some) - paint is generally $1 to $1.50 per sf, but could be more if there is alot of scraping, patching, etc (Labor & Material)
some drywall work where there are some small and large holes in the ceiling and walls in a couple of spots. - budget $500 to have a guy patch walls for a day or two (Labor & Material)
couple windows replaced because of broken glass - if you can replace the panes maybe $100 to 150 each, otherwise full window ~$300 each. (Labor & Material)
all new doors (2 exterior 3 interior) - Steel or fiberglass exterior doors $300 to $500 each, hollow core, 6 panel interior doors $125 to $150 each. (Labor & Material)
new cabinets and counters in kitchen - Assuming builder grade cabinets from Home Depot, ~$2k to $3k for cabinets, & <$1k for laminate counters
new bathroom sink+vanity - Builder grade vanity $400 to $600 Labor & Material

Hey @Jared Garza ,
I highly recommend J Scott's The Book on Estimating Rehab Costs, which is a companion to his Book on Flipping Houses. It breaks down nearly every potential rehab item you might need, and a range on potential costs that he based on extensive research.
Also, I'm working on a spreadsheet based on his tables from the book. I'll send try to remember to send it to you when I'm done.

why don't you call a TGC to give you a price on what you are trying to get done just tell him labor only and get our supplies, alot will not charge but its a good idea to give the guy 50 dollars cash to min to cover his gas and time to get you out an estimate.Make sure you tell him its builder grade and share with him the price you just got and see if he can stay in the range of David not a bad price range

Yow! It is hard for me to imagine how a house in a low income neighborhood in Mississippi could even be worth all those repairs. I usually pay about 15 in Jackson for a house like that and then only if I think I can get by with less than 5K worth of repairs.

I'm with @Susan Maneck on this one. If you're trying to wholesale it, you better be getting it for free. 900 sqft 2/1. Not going to be easy to sell that thing to a retail buyer.
What area?
@David Robertson numbers are good given the lack of info/photos. I'd add 'a little foundation work' could run you from $2k-$10k. It's kind of like saying it has some termite damage.
I also suggest making friends with a GC, but don't just run them around knowing you're not going to use them on jobs bc you're only wholesaling.
Good luck and if that thing is on the Coast hit me up!

Hey @Jared Garza
I have a spreadsheet in my fileplace which has a Repair Estimator tool that is loosely based upon JScotts Book on Estimating Rehab Costs. You are welcome to download it here:
