Hello BP family. Hope everyone is having a lovely Saturday. Or Friday still, depending where you are in the world.

I am looking to buy a second rental property here in Allentown, PA but the mortgage companies I am calling are telling me that they require a 20%-25% down payment on a rental property. This is NOT even for a Multifamily. I am looking for a SFR and they are asking this much. So family, if anyone of you are aware of any local or national mortgage company that is willing to do a conventional loan on a SFR with 15% or less down payment requirement, please PM me your info. My FICO score is above 740 and have a price range from 50-85K houses. Thank you in advance.

@Brian Adzadi tough to find. Most conventional lenders require 25% on an investment property.

You could consider a HML on a rehab than refinance after. That is a way to have less than 20/25% invested but... has a few more moving parts.
