Listed 32 unit rehab and instant buyer. Need help... Going nuts!

Here's my story:

Bought 32 distressed units 10 years ago In Trona, CA for 50K and haven't been able to give them away till now. Out of the blue a realtor from NY calls me and I list my property for 300K (a figure I pulled out of thin air) and a couple days later he calls me with a buyer. Asks me if I want to accept full price offer or try for more money. Just got off the phone, thinking this guy is a fluke and that it will probably fall through so I tell him to go ahead but I wonder what's up so I look in this forum and it seems like apartment buildings are on fire right now. Mind you this town is the pit of pits. (Danny Divito starred in the movie JUST ADD WATER about Trona, and it was dead on. It makes Barstow look like The Ritz.)

Could use a good real estate attorney and some re assurance or advice. Only one real estate attorney within 100 miles of this sleepy town... Is it safe to hire one off the internet or maybe from this forum?

Going nuts. This should be a good thing and I should be enjoying it and not stressing but I'm dealing with my life savings, I'm only one guy (Did I mention I was hot and single?) and even though I own a superman tee shirt, I'm only human!
