How do I open a Heloc on investment property in Louisiana?

My name is Justin Lee and I am a Realtor and investor. I own a duplex in New Orleans, LA and wanted to seek advice and guidance on getting a HELOC on an investment property. This home is owned free and clear. I do have a mortgage in GA which makes it an investment property. If you know any banks or local credit unions that I may be able to use please let me know.
