Investor-Friendly Houston, TX Realtors
Hello Everyone,
I have been configuring a contact list of prospective investor-friendly Houston real estate agents that I may like to work with to assist my search in buy-and-hold properties. I am asking the BP community if they have any recommendations. I am looking for an agent who:
- has experience working with RE investors
- has experience working with out-of-state investors
- understand the necessary metrics in finding a cash-flowing property (ROI, Cash-on-Cash, etc.)
- has extensive knowledge of the local market and demographics
- who may have invested in RE buy-and-hold properties themselves
Any referrals are greatly appreciated. Thank you so much!

My guess is a lot of first time RE agents start out trying to be 'investor friendly' but give up after the 100th out of state investor asks them to send their 100th 70%-of-asking LOI and after 6 months of running all over and calls, and emails, and being laughed at by selling agents, they stop.
Not trying to paint all investors with a broad brush (hell, I'm an investor), but most agents don't want to bother. The best way to find deals is to setup search criteria in HAR and when you see a deal you like come your way, reach out to the sales agent and make an offer. If it seems like there is a deal to be had, **THEN** loop in an agent for their help with a showing, contracts, etc.
But if you think there is a stable of agents who are out there to send investors quality below market cash flow deals, you're mistaken. Not trying to be a deek, just saying the truth.
