Best landlord friendly state to invest in for newbie

Hey guys,

25 years old, and live in NYC. Looking to buy my first rental property but I don’t know how to get started. I have close to an 800 credit score and no debt besides student loans (10k). Have a stable full time job right now and still live with parents. Have about 20k saved up but looking to invest out of state due to the high prices of NYC. I’ve read plenty of books on the subject but I’m just stuck on where to get started. Any other tips/advice would be greatly appreciated. Thanks in advance!
