Land in Lake Nottely, Georgia - Good deal?

Hello fellow investors,

I received a flyer in my mail about a one-day sale of land in Lake Nottely, northern GA. Supposedly lots of subdividable 6.5 Acre w/private dock for 30K...and with a "log home package" for 70K (package includes materials, no construction)...and some other options as well.

This is not the first time I see one of these offers. Are they worth even the time to research?

@Allende Hernandez Lake Nottley is a beautiful lake.  I doubt they would be selling a lot that size for such a low price if it could be sub-divided.  The home kit is just the framing and you would need to find a builder as well as putting in utilities.  Figure at least $200 a sq. foot for a completed home.  A good GC in that area will be hard to find as all the good ones are busy and if you are out of state it probably won't be a good experience.
