Looking to buy our first Investment Property in Flint, Michigan

My husband and I are looking to buy our first Investment Property soon. We have done a lot of research and Flint, MI has caught our attention. We are looking at a few properties in the 40k-60k range. 

Have any of you bought in Flint? Any advice, good neighborhoods etc? Any and all input would be appreciated!
