using a quit claim deed to close the sell of my property

I have a property under contract in Cleveland Heights, the property needs a lot of work and I have a buyer for the property there are back taxes owed on the house and the buyer is aware. We want to quit claim the deed to the buyer so he can avoid the escrow that the city will require. But want to make sure he sends the funds before giving him the deed. How should we set this closing up so no one get played
