Does any investor owner finance?

Investors when you purchase your properties. Do you ask the owner are they willing to owner finance. Have you ever owner financed a property. I am a investor and all most all of my deals were owner financed. Even when I was flipping, I purchased the properties from owners using owner financing. What are you experiences using owner financing.

 I've got a few million out in owner financed notes. Biggest thing with this is going to be you and your ability to prove to the seller you are a safe debtor. If you've got tons of experience running rentals that you can show along with a large net worth and a great credit score sellers will be open to it. If you are coming into this hoping to do an owner financed deal because you've got no other way or ability to obtain financing then it's probably not going to work out how you want it to. Simply put you'd be a high risk loan for the seller.
