Looking to buy a property in Scottsdale, Arizona

I am looking to buy a single family home in Scottsdale. I am planning to list it for short term rentals. I am curios to know if I should buy the one with or without pool. The prices are much cheaper without the pool and I can always add above the ground pool for much cheaper price. I am wondering if anyone has tried and if it is worth doing. 

On a side note, if I were to have contractor add a new decent sized pool in the backyard, how much days would it take and how much cost should I expect ? Would it need any paperwork with the city ?

1. Personally, I'd do an in-ground pool or no pool at all. In AZ, people expect in-ground pools as they are very common here.

2. It takes about 2-4 months to put a pool in depending on how fancy and large it is.

3. Most pools will be about 30k or so for something basic and quickly escalate in price for something with more bells and whistles.

4. Yes, you need a permit from the city to put a pool in.
