Cash on Cash return for rental properties in the East Coast areas

Hey BP members, 

Question: 

 What Cash on Cash return(s) are you seeing for rental properties in the East Coast areas? 

Specifically in the south New Jersey and PA areas like Trenton PA, Allentown PA, Bethlehem PA etc? Is looking for a minimum 12% COC too much with atleast a $100 to $200 cashflow per unit after all expenses paid (including Property Management and Mortgage)? Do these criteria kind of deals exist in this market?

@Renil M George, my areas of focus are NW Mass and Eastern CT. I see a lot of areas that will hit those metrics all day long.
