SF Buy and Hold Advice

Hello BP Community,

I have been presented the following deal from a wholesaler:

$98k sale price

~$975/mo rental income / $11.7k yrly income

4.3% vacancy (market standard), 5% for r&m, $650 insurance, $900 (8%) for mgmt

Heres the kicker... the property's taxes are currently $1.4k. About 50% below market comps. If the taxes remain at this level, I see >$100/mo in positive cash flow with the above numbers and financing. However, with a correction, I see net zero monthly cash flow return. 

Comps in the area are currently listed/selling for $115k - $120k.

Would greatly appreciate any advice/ conversation regarding this deal!
