Low down payment programs available for second Multifamily Home?

I want to buy a 4-unit home sometime next year.

This would be my second home purchase. Are there any loans out there that would allow 5% down for an owner-occupied quadplex?

I was able to get my first duplex for 5% down using the home possible program. Not sure if this is something i can do again.. I would appreciate any insight. Thank you :)
