Documentation for provision of investment capital?

I am starting to raise capital for my first BRRRR investment property. Fortunately friends and family are rapidly agreeing to invest the capital that I need. What paperwork is involved when people give me cash to invest? What if from their IRA?

Presumably to keep everyone straight with taxes et al, there should be agreements, receipts, ect?
