Rental investment purchase???

Help!!

Found a great property that is over run by neighbors huge trees that covers 3/4 of the property I have interest in, extending across the roof. What should I do?  Pass on it? Ask seller to have trees cut? 

any ideas welcomed!!!

Get some bids on the tree clearing and ask seller for a contribution for removal.  Are the trees a fire hazard ? How are they impacting your investment ?

The trees are more of a safety hazard. Falling branches, damage to roof, etc.

If the trees are over your property, they're your responsibility. Don't expect the neighbor to pay to cut them. However, you can have the trees cut back all the way to your property line in most jurisdictions. Some cities have onerous rules on tree cutting requiring inspections by an arborist, permits, etc. Have a tree service take a look and give you a price. Then factor that into your decision on how much to offer or even if you want to move forward.
