How to get into a partnership while still owning property/Leverag

I recently got a property into a contract and I have 45 days to come to an agreement. I want to own the property under my name but I want to somehow set it into a partnership so that I do not have to do gains/losses. I also am thinking about how I want to leverage this deal I did a cash offer which I can pay for but I still want to leverage somehow. 

If possible what are some ways I can make this happen Thank you for reading.
