It's August 6th (I know I'm late this month), but what did you do in July?

Question

I'm about 90% done setting up the house after moving in late June from Louisiana to Kansas. Really like the area and started school today. I'll be limited on time since I have homework to do but always looking for a deal. Also started my son in Tae Kwon Do and on month two on Insanity. Later this month I'm attending a RE conference in Kansas City.

So what did you do last month?

A lot has happened for me lately, so let see:

1) My commitment to the military ended so I am once again Mr. instead of Captain
2) I moved from Louisiana to Kentucky
3) I (mostly) finished renovations on my new house
4) I have lined up several possible partners for a joint venture (private money)
5) I started a new day job...I love it so far!
6) Working on finding our next several projects

I too moved to the great state of Kansas in July Thomas Handy but I'm at Riley in Junction City :(

Hopefully James Vermillion I can hang up my bars after this tour but right now still getting my plan in place to tackle some personal financial debt and trying to figure out what I wanna be when I grow up lol.

July was a milestone, closed on my duplex after financing uncertainity, and I just moved in my tenants today. This is mortgaged property #4 for me so I'll be out of the game for awhile soaking up knowledge and determining my next best move.

James Vermillion Once again congrats on the transition and service!  I'm planning my transition but have a few more years to go.

I think these threads keep people accountable as well as encourage others to take action.  A person can only read so much about real estate for so long.  Sometimes we all need a little "push" every once in a while.

Spent entire month enjoying cooler areas. Started with doing a seminar in Utah on July 2 and then HUGE fireworks show at BYU stadium in Provo (Beach Boys and Scotty Mcreedy were great). Then to Yellowstone for reunion with kids and grand kids for 10 days. On to Jackson Hole and Grand Teton for 5 days. 
      Then to Missoula for a week to vist 2 little grandsons and ONE BP member! On to Deer Park for a week parked on a golf course and unlimited golf. The last week has been just outside Glacier Natl Park and leaving this morning for 2 weeks in Banff, Jasper and Canadian rockies for next 2 weeks. 
      You didn't see much RE. I do have a completed home for sale in UT, one under const in so Texas (another one just finishing in planning-plan was winner in BP contest) and closing in on a great refi on my 154 unit in Garland, TX. Fortunately, almost none of these items required my personal involvement or time-and I think that is what I was working for most of my life. 
      I also read 2 great Books and bought more gold and silver. Overall, a VERY rewarding month, imo. Rich

p.s. I also had great fun and profit in another silly venture. 10K to 50K in less than 90 days.

I'll second Rich's thanks to all of the service members on BP and good luck on your real estate ventures. My July was spent on my primary job, but, I've made 3 offers this summer. I just heard today that one of them ,a 50 unit ,will now sell to me at near my offering price so I will likely get a deal done this fall. The small amount of multifamily product available in my area is discouraging.

Took a road trip with the family, left the Hamptons on July 1 spent the 4th with family in Virginia and then Drove to Dayton to take care of business. One eviction, one lease change, and put offer on new property and entertained bids on fire damage property. Offer is  accepted on new property and waiting for title company to clear title with the bank. It was a REO and sheriffs deed needs to be filed properly. Have a section 8 tenant ready to move in.

Made some great connections at the Wright Patterson air force base and established a connection to market property to active duty servicemen at the base. My properties are within 3 to 4 miles of the base and could be excellent alternative to base housing .

Have entertained one new investor who would like to partner with me. Not sure I need partners but will explore how to make this work to all our advantage.

My girls loved Dayton but were glad to get home to their pool. it hit 110 in the shade during the air show and that was intense  .
