Student Housing Properties

I’m closing on my first student housing property this coming week. The property has 10 room and 4 bathrooms. Some room for an additional 2 rooms in the finished basement and a garage conversation to a duplex on the property as well. 

What are some downsides to student housing properties? Are there management companies that focus on these types of properties?

You will need to manage the interactions of all the students with each other. There are PM companies that just focus on student properties. The duplex probably should be student housing also as not to have any tenant issues.
