What is more important when purchasing property? It's location or the cash flow it produces?

Great question.. 

Look at it as a scale

Location normally means higher appreciation but lower cash flow

Descent location will provide median appreciation and cash flow

Lower end location will provide little to no appreciation but great cash flow

Gentrifying neighborhoods however can put a spin to all the above as you can have high appreciation and cash flow

Depends what you goals are: 


If you want a higher net worth then you want appreciation

If you want money every month to pay bills then you want cash flow

Or you can have the best of both worlds.
