@Lori Agajanian just like in every profession, the 80/20 principle is at play. Around 10-20% of realtors do all the business and are the ones that you would want to choose from. You should do your best to identify someone who is in the top 20%, and from there make sure they are in your niche. For instance, if you want to buy rental properties it makes no sense to work with a top producer in the luxury home space. 

Try going to local meetups, networking events and other events where you can meet agents who are actively seeking the type of business you are in. Here in the Chicago area, there are dozens of meetups, and as an agent I routinely meet other agents who are active and consistent in the business at these meetups.
