Have you ever sued for specific performance? Who pays attorney fees? Is it worth the hassle?

@John Thedford As a buyer I did file a suit just to stop another sale. I knew the suit was just a stop gap move. Almost a bluff. If worked and was only a few hundred bucks for a friendly attorney.
Who pays may be spelled out in the purchase and sale agreement.
My gut tells me that the courts are more likely to enforce a seller to sell than they are a buyer to buy. But that is just a hunch. Good luck.

I have done it
it takes time and money for sure and the other party can appeal and if they get a stay then you have to wait long time better buy another house instead.
