Can the group give any advice on building a portfolio with <80k homes. Seems bigger banks don't work on that number. If I purchase with Cash, will they refinance? Will they be able to club 2 houses together and refinance if the number is above 80k? Any advice on financing strategy for a portfolio at this price range pls?
@Mahesh Sam banks will definitely lend on sub 100k homes. The rates are a bit higher, but I sold a property for 54k last year, and the buyer was able to get a standard investment loan. Just know that the closing costs end up being very high as a percentage of the deal price, and the banks will still take their loan origination fees, etc.
