Finding Investment Properties

What are the best ways that you find properties? I've come across a few interesting opportunities but when I do the work and get in the weeds the details, fees, taxes etc can differ making it not a good investment.

We buy our properties off the MLS but deals have been rare lately. We're closing on a property tomorrow but it's probably been two years since we made a purchase. Just haven't been able to find the right thing or it's under contract by the time we dial the phone...

One thing to remember is that it all comes down to numbers. If it works it works, if not, don't "pretend" that it's a good deal when deep down you know it's not.

We'd rather not buy than buy the wrong properties.
