Happy New Year Everyone!

I'm curious...what is the best way to approach FSBO's? My thought would be to call them. I understand a direct mail campaign works too...but I prefer to talk with folks in the hope of developing a relationship.

Apart from wanting to know why they are selling and their sales price, what other information would I want to gather from my conversation?  Any thoughts most welcome and appreciated.
