Rentals near Seattle Area

Hi BP community,

I am a newbie here and I am interested in exploring a rental opportunity near the Greater Seattle area. I am currently live north of Seattle and i am looking to find a property with cashflow valued around 300k. I not finding a SFR anywhere near Seattle/Eastside with that price range and positive cash flow is also pretty hard to find. Should I look at possibly investing in Condos/Apartment buildings? I want something near Seattle so that I can manage it if things go wrong. If I am not finding any rentals where I can drive to, I may consider OOS TK properties. Any suggestions?
