Investment idea: brilliant or bad?

My daughter is 18, graduating high school in the spring and going to college in the fall. We probably won't get much, if any, financial aid. If we have the ability, should we loan her the money to invest in a flip property and sell it this year?  She can pay us back and keep the profit.  Is this a brilliant idea or a bad idea?  Thanks for your advice!
