Hi, we've bought 100+ houses in past years, now about 50 in portolio, all in Essex County NJ. My partner is retiring and wishes to be more passive. I'm stronger in marketing, capital, acquisitions. He was licenses broker, GC, engineers, detailed/ops, PM person having done BRRRR for 25+ years, NEVER lost money. He will remain minority and mentor. We have always bought all our houses 100% our own cash (no hard money, syndication) and only took debt at ARV refi. We have 7-figures our own cash to deploy and aiming to do larger deals 10-30 unit details vs 2-6 in past.
