What are some of your experiences as an out of state landlord. Have you found an optimal way to manage your properties being so far away from your tenants?

It really all depends on your boots on the ground. I have 3rd party management on our out of state properties but we have a PT handyman that handles most of the general maintenance. The PM contacts them when there are issues that need to be addressed, rent ready etc. If you have a solid team on the ground that can assist you then there should not be any issues.
