199,000 1150 square ft condo top unit with 20 year old water heater and hvac , one year warranty included , good deal bad deal?

@Kuvinder Matharu as @Bill Brandt mentioned, you'll likely pay a premium price if the seller does those things for you. I guess the positive of that is less out of pocket expenses for you after closing. The down side is that you're not in control of the fixes. I'd rather get a discount on the price and be in control of the vendors doing the work after closing. You'll want to get estimates first though. If the units are that old, it's possible that some reconfiguration of plumbing will be needed. Additionally, the new water heaters are typically larger, so if there are space constraints, you may have some moving of walls to do which will add to the cost.

If I was selling I wouldn’t replace them for a buyer. 1) they work. 2) I’d be asking a higher price if I advertised with new ac and water heater, maybe more than they cost to replace because I know how much buyers think they cost. It like when a buyer on bp posts “ I found problems with roof the seller should replace the entire roof with a new one....” couldn’t that seller advertise it for more with a new roof? Didn’t you make your offer for the unit without a new roof? Sure you expect a working ac/water heater, roof, but you knew it wasn’t new when you made your offer. Obviously it’s worth more with new equipment. If it’s not currently a rental you get to write off the replacements, an owner occupant doesn’t.

Has to be location specific. I’ve never seen a 15 year old water heater in Vegas, they last about 10, maybe less. I’d plan on $1,000 there. If it’s an upper level I’d do it now before I leaks in to a lower unit and does damage. Hvac on that small a unit should cost almost nothing. I buy 3 ton units for $2300. I hate home warranties, they almost never pay off or pay out before you give up waiting. But if you confirm that both those items would be covered it MIGHT be worth it to renew the warranty, assuming it’s not an upper level.
