First Deal Need Help in Maryland

Hey investment guru's.

In the last three weeks, I've found a great real estate agent who knows investment real estate and I've found a GOOD DEAL.  It's a duplex and it's looking good.

Problem is that I don't currently have the cash to make this happen. (that is I intent to close on this deal and I'm hunting down any means possible to get the cash).

I'm looking for suggestions.
