How to calculate values in CMA

Trying to learn to do successful CMAs and I'm running into issues calculating the value. I know I could partner with realtors, but I would love to learn myself.

Let's say my subject property has a garage, but one of the comps doesn't.  What is the value of the garage?

Extra bedroom? Extra bathroom? No central air?

Please help. Thanks!
