Calling all Residential Turnkey Investors

Calling all turnkey investors (not sellers).  If you invest in turnkey real estate I would like to hear from you (especially if you invest in the KC market).  If this is you please respond with the following:

1. If you went through the process evaluating markets across the US what one or two states did you settle on to invest in turnkey real estate and why?

2. What turnkey companies or groups have you purchased through and what did you like the most about your experience working with each of them?  With this response I would appreciate it if you include the web link for the company so I don't have to search for it and state what market did you invest in with that company.

3. What ROI are you getting in your market (I am referring to ROI on your portion of the cash invested)?

4. What has been the hardest lesson you have had through your experience so far (for those of you that have done a few of these already)?

5. Are you doing this as an out of state investor or are you doing this in your local market (so I have can context)?

6. If you have done your own buy and hold real estate in the past as well in your local market what have you found to be the downside of buying turnkey real estate when compared to your experience doing buy and hold besides lower ROI. By buy and hold I mean you purchased it and fixed it up (hired contractor or did yourself) for the purpose to holding as a rental.
