Title Insurance Problem...
Needs the Bigger Pockets Community to give me advice.
Trying to refi. Signed loan docs but the title company refused to issue title insurance... what should i do? here's the story:
a mistake was made 2 years ago before I previously refi'd. My partner was put on title by mistake during a foreclosure - i should have been put on title by myself - that is what the deed says. Long story short, my partner has two judgements against him. The judgement debtors never "perfected" their lien but the title company says they "might" come back 1,2,or 3 years from now and try to put lien on property, therefore, they won't issue title insurance. A Corrective Deed reserving mistake was filed correcting mistake and removing partner from title.
Can't convince title company to write insurance. Suggestions? thank you!
