I am curious how many BP investors work the short sale avenue? What approach do you use? A specialized RE agent?

I do a lot of short sales these days ("a lot" meaning about 80% of the deals we purchase).

About 50% of our leads come from the MLS, where another agent is already listing the property; and about 50% of our leads come through direct mail where we hand the lead to an agent we work with who lists the property and then we put in an offer.
