buying property in a trust

I found a house that is under distress. Owners owe 15k in back taxes and the house needs a little work. The current owner is the trustee as the former owner (her mother) passed away. A neighbor told me that he wanted to buy it from the trustee but the trustee says she can't sell because it's in a trust. It's going up for a tax deed sale in two weeks and I want to buy it. I looked at records and saw no liens, mortgages or judgments. The current owner is indeed the only trustee (records). How can I convince her that she can sell the property.

Arcinio, what was the outcome of this issue? I'm curious to know. I found a distressed property in a trust too with both owners deceased. thanks!
