Small Multifamily buildings

Hello everybody!! I am Wilder from Argentina.
I’ve been studying this asset class for more than a year now and I am ready to do my move for my first deal.
One thing that still worries me is that I keep listening from people that have been on this business for a long time (experienced investors) that it is not good (not profitable/too risky?) to buy buildings with less than X amount of doors (my goal is to buy my first building with around 10 to 15 doors).
Please let me know your thoughts.
My strategy (I live in Argentina and would buy in south Florida) is buy and hold stabilized or ligh value add buildings.

I know plenty of experienced investors that buy small multifamily properties. My very first deal was a duplex I bought personally. My next deal (working as an employee for a large REIT) was a $58MM 300+ unit apartment complex. I did a lot better on my duplex than my employer did on that apartment complex. There is profit to be made all across that spectrum. I really like the 5-50 unit multifamily space, because I think there is a relative lack of competition. While 2-4 unit properties have a ton of competition from owner occupants, and 50+ unit properties get all the institutional buyers, 5-50 unit properties are somewhat ignored in many markets.
