Property valuation question

Does the property that has 3 Bed 1 bath 1100 sq Ft worth more than the 2 bed 2 bath property of the same size. I would prefer to convert  one of the bedrooms to an additional bath instead of adding more Sq ft which will cost more due to additional foundation requirement. Also  how much does adding a Garage to the ranch house would cost in Boston North suburb. just need an aprrox.
