Taking over a property from my Father

My Dad has a few houses he’s not wanting in his name anymore. One house that he’s tired of, he’s staying paying the mortgage. What are some good strategies or recommendations if, I am new and want to take over this property, throw Tenants in, with possibly no money done (aside from closing) and woth fair credit.
