Section 8 Housing in Opportunity Zone

I'm a teacher who's been looking to find my niche in Real Estate for a while now. There are many abandoned single family homes that have potential in the area where I work, but the school district is not very good. I recently found out that there are not many section 8 options here but there is a HUGE need because some of the project housing is being torn down. I just want to know is this a good place for me to start BRRR'ing as a new investor?
