Let's debate... What's the future of commercial real estate?

Before Covid, I was doing my research to invest in a 8k-10k sqft strip center or a building with store fronts and apartments on top under $1 million. I've heard so many small businesses that have closed down and I'm starting to see more and more empty storefronts. With the new age of working from home and shopping on Amazon, what do you guys think is the future of this type of real estate? How easy would it be to finance a project like this?

Not only are you investing a lot of money, but if you get too many vacancies the tax bill and other expenses are much higher. I'm curious what everyone thinks. I would love to get out of residential and move to commercial.
