Best suburb near Midtown Atlanta (~$400k, long term investment)

Hi Friends!

My wife and I are looking to get a 4 or 5 bedroom house in an established/up and coming suburb near Midtown Atlanta, thinking Alpharetta, Johns Creek, Suwanee, Rosewell and Peachtree Corners.

The long term plan would be to buy, rent out for 5-10yrs and then move in when our own family grows. 
So good schools, decent commute, nice neighborhoods, decent rents and strong appreciation upside. The budget would be around $400k.

Any recommendations on suburbs and zipcodes to focus on? 
Do you have any recommendations on real estate agents for out of towners (we are in CA)?
Any tips on things we should avoid?
Any crazy renter laws like in SC?

Hi there. I'm an investor friendly agent in ATL that i work with OOT investors. I agree with Joe and Micah above. with 400K you can get a fourplex in like Mableton for near 4000 per month cash flow.(of course it depend on the condition of the property). In my opinion that will be better investment for now. However houses in near the best school districts does tend to hold it's value during long term. You can get a good newer house in the Lambert school district(Suwanee,GA) in the low 300K range. One of my client closed on a house there in June as an investment house. Purchase price was 298K (4b 2.5b) rented for $1950. Due to low interest rate,  he still able to generate about $500 cash flow. Let me know if you want to know more. Glad to shed some light.
