Finding a private equity partner in Boston

I'm located in the Boston area and I'm trying to fund my first house hacking strategy. I saved the money for a down payment but, even with a cosigner, I wasn't able to qualify for enough to buy any multi room house in surrounding the cities.

Going with a hard money lender would be too expensive given the interest rates and I'm trying to find resources to possibly connect with an equity partner to help with the initial purchase. I was wondering somethings I should be aware of and how I could go about this.
