Are uncovered parking stalls in Honolulu a good investment?

I am looking at uncovered vs. covered parking stalls in Warm weather cities like Honolulu. Any thoughts on uncovered parking stalls not being that less desirable than covered parking stalls in cities like Honolulu. It is understood uncovered parking stalls would be much less desirable in cold weather cities like Boston, but how about perfect weather cities like Honolulu?
