White Plains condo market Advice on selling wanted

I own a one bedroom condo in White Plains that I’m considering selling. The comps in the building for the last two years range from $330k to $385k. It seems that prices are falling lately but it’s hard to be sure. Is anyone in this market? Do you think it’s softening? What do you think it will do in the next year or so? I thought maybe with people fleeing Manhattan it might go up but it may be wishful thinking. I have an offer from the current tenant at $300k and before I start negotiating I wanted to pick pick your brains. Thanks to anyone who has insight that’s willing to share what they think.
