Sell now?? rent for a year or 2??

my fiance and i are living with a VERY comfortable mortgage right now. we bought our house about 2 years ago, and have put some work into it to make it very nice. recently, we have considered taking advantage of this little jump in the market. we could sell soon and make between 25K and 32K, rent for awhile , and then jump back into the housing market once it loosens up again (maybe 1 - 2 yrs)

please feel free to be blunt. the housing market here in las vegas (NV) confuses me. thanks in advance
