Best Cash Flowing Parts of Chicago (Or Near Chicago)

Hi Bigger Pockets! What do you thing the best cash flowing parts of Chicago are or areas within a two hour drive from Chicago that cash flow well?

@Benjamin Sussman - I am with @John Warren - I always recommend the west suburbs.  Lower crime, better long term tenants, less expensive properties, and typically properties are cash flowing from day one.

I also like the NW suburbs specifically Elgin and Aurora.  They are both big enough to have a strong rental market, but also far enough away from the city so you don't have to deal with everything that comes with being a Landlord here.
