Charlotte Rental Market

First post here. Looking at Charlotte NC market for a rental property (single family or multi, 200-300k, if anyone has argument for one over other feel free to hit on it). Any general advice will help but focus points of what I am looking into

1) Cap rates are pretty low? Also from CoC perspective, I am working the numbers and also finding it hard to cash flow CashonCash close to 10% on 20% down, and I think its because property values are pretty high but I could be miscalculating costs

2) Thoughts on buying new? 

3) Any general insight on the rental property market...
