Wholesale deal - Person is not owner on city records

Wholesale deal

I was contacted by someone wanting to sell their property that seems motivated to sell. She isn't listed on the property as the owner, but I'm thinking she is expecting to inherit it. She doesn't appear to be related to the owners.  One owner has an obituary online but I don't see the other..

how can I approach this as a wholesale deal? If she has inherited the property or will soon, how does that process work? When would I be able to get the property under contract? 

Any advice highly appreciated!

Ps- the property also owes back taxes for several years. I'm assuming that complicates the person who contacted me situation

You shoud have a conversation with her to understand the scenario more.  Do not be so fast to get the property under contract.  You need to find out what she needs help with.  You may want to talk to someone who has deals with probates.  If she is not the owner and is standing to inherit, if you provide her with the information she needs to help her you may be given and opportunity with the deal is ready to have the opportunity to get the property under contract.
