Help with current property - What are my options?

Hello so about 5 years ago I moved. When I moved i started renting the home. Now the renter has left and I am in the process of selling. Well after putting 5 or 6k into it. They have now found that the septic is completely bad and needs to be moved and replaced. At this point that will likely put me over any sort of equity i have in the home. I really do not want to throw up somewhere between 10-30k if I am not going to make any money on the home or even lose money. 

What are my options? Am I truly stuck forking over this money to completely replace the septic and then hoping I get a sale that might barely make me even? Do I have other options?
